Residential Property

At Tassells, we approach things a little differently. Whether you are a first time buyer getting to grips with what the ‘ladder’ is all about, or a seasoned investor who knows the ropes, every transaction is different and that’s why we are here to guide you through the sale and/or purchase process.
Whilst we are experts in our field, we appreciate that you might not be, and so we aim to break down the jargon and work with you to make sure you understand what’s going on at every stage. We don’t believe in separate teams for onboarding, or different teams at each stage of your transaction. Instead, you will have your very own designated specialist seeing you through from start to finish.
We understand that time is valuable and for that very reason we handle all the bulky paperwork so that you don’t have to. We translate the paperwork into manageable bitesize reports for you to read. We hope that our approach will remove some of the paperwork stresses so that you can enjoy the process and remain excited about your transaction.
To make life easier for you, we have also simplified the way in which you can obtain a free quotation online (use the Instant Estimate on the right hand side). Our quotation is completely transparent and will provide you with a thorough breakdown of your anticipated legal costs (and disbursement costs). With access to our helpful guides below, and the GOV.UK Stamp Duty Land Tax (SDLT) calculator, you can be in control of your finances from the very start, and you don’t need to get in touch with us until you are ready.

These include fees such as: · Land Registry fees · Searches (Local Authority, Environmental, Drainage and Water) · SDLT administration fee · CHAPS payment fee In a leasehold transaction, this can also include the following which are costs usually paid to the Managing Agent acting on behalf of the Landlord. The costs of these documents can vary for each transaction. · Management Pack fee (if selling) · Notice of Transfer fee (if buying) · Notice of Legal Charge fee (if buying · Deed of Covenant fee (if buying) |
Stamp Duty Land Tax (SDLT) | SDLT is a tax payable to HM Revenue and Customs (HMRC) when buying land or property in England and Northern Ireland. The amount of SDLT liability will depend on various factors, including (but not limited to) whether a buyer is: · A UK resident · Purchasing a property as an individual or company · A first time buyer · Replacing a main residence · Purchasing additional property Here is a direct link to the UK Government Stamp Duty Calculator: Calculate Stamp Duty Land Tax (SDLT) When completing the online calculator, we are often asked what this question really means – “Is the property being purchased replacing your main residence” Your main residence is where you currently live and are registered at. This question is asking you whether: 1. You have already sold your current main residence; or 2. You intend to sell your current main residence at the same time as purchasing your new home. It is worthwhile bearing in mind that if you do not dispose of (sell) your previous main residence before you complete on the purchase of your new main residence, you will be liable for higher rate SDLT. |
